We’re on the lookout for a resourceful, confident and organised Property Manager to oversee a portfolio of leasehold residential properties, predominantly blocks of apartments, in Bournemouth and the surrounding area.
As the Property Manager for your portfolio of apartment blocks, you’ll be a personable but strong communicator who is able to build and maintain long-term professional relationships with your tenants, freeholders and leaseholders.
As a natural multi-tasker, you’ll have excellent attention to detail, strong administration skills and sound financial budgeting skills to be able to interpret financial information, ensuring that the clients’ service charge and contractor costs are managed effectively.
Handling sometimes contentious or urgent maintenance issues (for example emergency repairs) you’ll have a natural problem-solving approach to resolving issues quickly, calmly and with clear communication and understanding for all parties involved.
You’ll also need to be comfortable reporting key management and financial aspect to Directors, Freeholders and Board Members.
If you are AIRPM qualified this would be a big advantage, although my client will offer support towards gaining this qualification if not.
Previous property management experience is essential for this role, and experience of working with freehold management, block management or lease management would be advantageous.
About the role
Acting as the point of liaison between contractors, freeholders, and tenants, you’ll oversee the property management for a portfolio of apartment block sites in the local area, including co-ordinating larger scale maintenance works, organising renovations projects, health and safety compliance, setting and managing service charges, chairing Annual General Meeting’s, assessing investment performance, and dealing with section notices such as section 20 major works notices.
Overseeing sometimes complicated and long-term maintenance and renovation projects (such as alterations to cladding to meet changing fire regulations), you will need to be comfortable handling multiple projects at varying stages of completion.
You’ll need strong financial awareness to be able to manage expenditure, invoices and debts, along with co-ordinating and approving contractors quotes and invoices, setting and reviewing service charges, and preparing annual accounts. You’ll also prepare, review and implement budgets in keeping with lease agreements, negotiating and authorising required works with the leaseholders and tenants.
Familiar with The Landlords and Tenants Act, you’ll have an excellent eye for detail to be able to assess and comply with the head lease rules, regulations and obligations for your blocks, ensuring compliance with current legal and safety requirements.
